Program Description and Process

  • The Ingham County Land Bank will offer select houses for sale at the current fair market value of the property "as is."
  • The Ingham County Land Bank will offer a land contract to buyers. The land contract will require down payment of 10% of purchase price.
  • Buyers will be required to complete an application for participation in the program.
  • Payments on the land contract will be delayed for 90 days to allow completion of work required to meet building codes prior to occupancy.
  • Agreements between the Land Bank and the buyer will describe repairs and energy conservation improvements to be completed on the property.
  • The Land Bank will arrange a home inspection and energy audit for each home and will use the reports to create agreements for rehabilitation and energy improvements to be completed by the buyer.
  • The Land Bank will give the buyer performance credits on the land contract for completed repair work required in the agreement up to 25% of the purchase price of the property.
  • The Land Bank will give the buyer performance credits on the land contract for completed energy improvements in the agreement up to 25% of the purchase price of the property.
  • Buyers will be required to complete an eight hour pre-purchase homebuyer education class.
  • Sale documents will include an owner-occupancy restriction.
